It’s Spring and Home Buyers are Buzzing!
Despite what gets reported in the media, Home Buyers are out and aggressively scooping up well priced properties all across the area. Some sellers are receiving multiple offers which means many buyers will have to compete to get the best deal on certain properties. We are posting the PENDING SALES numbers for El Dorado Hills to give you a real-time look at sales activity in our area. Sacramento County has over 3,700 pending sales as of of early May 2008!

The good news is that serious buyers are back! One of the effects that the REO (bank owned) properties are having on the market is they are acting like the “loss leader” you would find advertised at a department store's post Thanksgiving Day Sale. They bring lots of excited customers into the store.

In order to determine an effective asking price for your property, it’s critical that you base your pricing strategy on the most current market data available. Knowing what has sold recently is a good way to get started on estimating value on a property you are interested in. You can download recent sales using our simple form.
I would not depend on web sites that try to automate the process of estimating what a home is worth. The computer doesn’t know the neighborhood like an experienced Realtor does. For example, an automated website doesn’t factor in, condition of the property, views or whether or not the kitchen was updated.

I thought long and hard about the purchase because I was going to have a larger mortgage than I’ve had before, and I really hate being in debt (don’t we all?).
