MLS Photo Comparisons

We put this section together to compare our MLS Listing photos with other comparably priced homes that have been marketed in El Dorado Hills. Our goal is to raise awareness of the importance of marketing a property with high quality photography and the preparation that goes with it.

We have to assume that most sellers do not go online to see how their listing is presented to the public otherwise there wouldn't be so many poorly photographed listings.

In this first comparisons we compare Connie's MLS listing photo of a kitchen from a JTS Hickory Plan. The kitchen is one of the most important scenes of the listing. We shot several exposures to get the right balance of light and color. The image is warm and inviting and portrays an accurate representation of the colors of the flooring, paint and cabinets. Note: It took several days for the home to get prepared for photography.

This property is located right around the corner and is the same exact builder, plan and in the same price range. The counters are littered with personal objects. Obviously no effort was made to prepare this home for photography. If you were a buyer looking for this plan, which home would you choose?

A basic challenge in shooting interior photographs is how to balance the low interior lighting with the bright sunlight coming in through the windows. Our eyes do this naturally but it took at least 8 exposures with our Canon 5dMK2 to create this scene. Once again, warm and inviting yet extremely accurate colors.

If the seller is trying to show what their master bedroom would look like during a nuclear detonation, mission accomplished! We included this image only because the property was listed in the same asking price range as our listing on the left!

Professional DSLRS cost several thousand dollars and are equipped with high resolution, Full Frame sensors. The advantage is that you can take advantage of high end wide angle lenses and capture the entire room!

Another nuclear event photo, but compare the narrow view of the master suite. Ordinary consumer cameras are unable to provide a distortion free view of the entire space. All photos from this listing feel cramped and claustrophobic.

Whenever possible, we like to make sure that the visitor can find their way to the front door. This requires extra attention during the location shoot to make sure that the entry to the home is exposed properly. Nice blue sky and green grass help the listing photo stand out from the crowd.

How much will this seller need to lower the price for a home that looks like it just fell from the sky? A dark, shadowy entrance is a big turn off for buyers.

Here is one of our many Cordillera at Serrano MLS listing photos that capture the color and detail of the elevation. We waited until later in the day when the sun was just right to capture this image.

This property was shot too late in the day as the sun was behind the house. Not only is the front of the home dark, we can't figure out why the photographer thought it was important to include a tree in from the neighbors front yard across the street.

There are times when the sun won't cooperate and that's when we bring out the lights and shoot at dusk. Also no street in any of our photos!

This home was located right around the corner and we assume that the seller paid the same commission to their listing agent to market their comparably priced property.

Multiple images were captured on with a professional grade DSLR with a professional Canon L Series wide angle lens to showcase the dramatic entry of this Pulte built home.

Compare the same entry shot by a popular photography company used by many local agents. The scene suffers from bad exposure and apparently from a camera system can't cope with the entire scene.

Clean counter tops, accurate colors and consistent exposure throughout! Light and bright!

Despite the efforts of a competent high volume real estate photographer, this scene suffers from crushed dingy colors, paper towels, clutter. Is that the trash bag?
